  • Water and sewer availability to the subject property
  • Single family zoning preferably 75' - 85' lot frontage by 130' - 150' lot depth
  • Located on a primary road near a freeway
  • Near shopping centers, supermarkets or schools
  • Excellent school district
  • Near established single family neighborhoods and new single family construction in the area
  • New single family neighborhood to support minimum $375,000 - $500,000 housing
